What is Alpine Village?
Alpine Village is a mixed-use community in the heart of downtown McCall, Idaho. The phased project will include approximately 36,000 square feet of retail, restaurant and office space and more than 100 condominiums - all integrated around a central pedestrian plaza. Phase 1 is complete with condominium homes and retail space available today.
Where is the community located?
Alpine Village is located at 616 North 3rd Street (Highway 55) between Washington Street and Railroad Avenue—just three blocks south of Payette Lake in the heart of downtown McCall, Idaho.
What size floor plans are available?
We offer one to four bedroom residences ranging from approximately 825 - over 2900 square feet. We currently have one, two and three bedroom condos furnished and available today.
What amenities come with ownership?
Location, security, covered parking, storage, exceptional interior design finishes, smart floor plans, on site staffing and quality construction. Access to a clubhouse with a large roof top deck, exercise room, game room and lounge. Ownership also includes access to a boat slip at Mile High Marina and day use of our luxury pontoon boat.
What costs are covered with the Association dues?
The Alpine Village Association dues cover all exterior maintenance of the building, plaza, parking lot and landscaping. It also pays for insurance (excluding individual contents and personal property within a condominium), trash disposal, snow removal and propane for individual fireplaces and stove cooktops. Included in the dues expense is a long term reserve account for future repair and replacement costs. A copy of our current Association budget is available upon request.
Is parking and storage available for owners?
Yes. Homeowners receive one reserved, covered parking space with their residence. Additional parking for guests and retail customers is available throughout the project. Ownership also comes with an indivdual storage cage conveniently located near the building entrances for items such as bicycles, skis, golf clubs or just extra stuff.
Can I rent out my residence?
Yes. The Association currently has no restrictions on renting. In fact, Alpine Village offers an on site rental managment program for those interested in this service. There are also other capable property managment companies in McCall.
Can I have pets?
Yes, domestic pets are welcome at Alpine Village. Some restrictions on size and quantity may apply in some circumstances.
Who is the development and design team?
Alpine Village Company is a locally-owned enterprise of the Hormaechea family - Idaho natives and long time residents of Boise and McCall.
The smart growth design for Alpine Village is by McCall-based firm
Epikos Land Planning + Architecture, with planning by Dave Peugh and architecture by Wayne Ruemmele. Construction drawings and observation was done by
CTA Architects Engineers - Established in 1938 as one of the nation's first A/E firms.
Secesh Engineering, also based in McCall, is the civil engineer for the project.
Building construction for Phase One was done by the Boise-based
CRB LLC.
Sales Director Cory Corbet (licensed with Community Real Estate) fell in love with the miles of groomed cross-country ski trails in McCall and after retiring from racing and competing with the US Biathlon Team decided to make it her home. She has been residing in McCall since with her husband and two children. She has been an active Realtor since 1998.
What type of commercial space is available?
Alpine Village offers a diverse range of configurable commercial spaces ideal for retail shops, galleries, restaurants and offices. All are situated on the ground floor along the pedestrian plaza.
